The firm has over 10 years of professional experience and has a good reputation in the property industry as the firm is trusted by banks, real estate agents and developers, individual property sellers and purchasers.
The firm was founded by the Managing Director, Sanelisiwe (Saneli) Ngcobo who heads up the real estate practice and conveyancing department. Saneli graduated from the University of Cape Town in 2011 and previously worked for one of the big 5 law firms in South Africa, before becoming a partner and director in another law firm in Fourways.

Founder & Managing Director
Sanelisiwe Ngcobo, affectionately known as “Saneli,” is an accomplished Attorney, Notary Public, Conveyancer, entrepreneur, and author. She is the Founder and Managing Director of Ngcobo SN Inc, a specialist property law firm with a growing presence across South Africa.
Saneli has transformed a specialist conveyancing practice into a dynamic business serving private clients, financial institutions, government entities, property developers, estate agencies, and corporate organisations. Her approach combines legal expertise, commercial strategy, operational excellence, and a strong commitment to client experience.

Chief Executive Office
Phumlani Ngcobo is a qualified Chartered Accountant with over 15 years of extensive
experience in both the public and private sector.
It is with this profuse experience that makes his work with senior corporate executives
of various companies or his consultations with major cooperations very exceptional.
There are Jacks of all trades and there is mastering your trade which is exactly what
Phumlani Ngcobo has done as he obtains an excessively long list of not only different
qualifications and trainings but also wide experiences that equipped his great skills in
the whole of the Accounting sector.
SIDUDUZIWE MKHWANAZI
Senior Conveyancer
Siduduziwe Mkhwanazi is an admitted Attorney, Notary and Conveyancer with strong
commitment to providing professional, practical and client-focused legal services. With
a keen attention to detail and particular expertise in property law, conveyancing and
notarial services she assists in navigating your legal transactions with confidence and
clarity.
Siduduziwe holds a Bcom(Law) and LLB Degree both from the University of
Pretoria.
NQOBILE NXUMALO GREEN
Litigation Consultant
Nqobile Nxumalo is an attorney, entrepreneur and the Founder and Managing Director of Nxumalo Green Attorneys Inc., a boutique law firm established in 2020. With 10 years of post-admission experience, she has built a diverse legal practice spanning employment law, commercial and civil litigation, municipal law and dispute resolution.
Employment law remains central to her practice, with extensive experience in individual and collective labour matters, including mass retrenchments, transfers of businesses as going concerns, employment-related medical malpractice and complex employment litigation. She also advises and represents clients in commercial and civil disputes, providing strategic legal analysis and practical, results-driven solutions.
Nqobile has advised clients across the mining, petrochemical, agriculture, healthcare, manufacturing, retail and education sectors, and has appeared before various bargaining councils, the CCMA, Magistrates’ Courts, High Court, Labour Court and Labour Appeal Court. Her experience also includes advising local government on civil, commercial and labour matters.
She currently serves as a Chairperson of the SARS Tax Board, hearing and mediating tax appeal matters. Beyond her legal practice, Nqobile is a committed entrepreneur and leader who has built and grown her own firm while creating opportunities for others.

LINDOKUHLE NDABA
Business Development Manager
Lindokuhle is a client-centric individual with exceptional planning and
implementation capabilities with hands-on experience as a business development
officer. He holds a Bachelor of Arts in Management & Political Science, and a
Bachelor of Commerce Honours in Management obtained from the University of
KwaZulu-Natal. Focused on supporting cross-functional teams to increase client
satisfaction bringing forth valuable industry experience and a passion for real estate.
Lindokuhle is responsible for building and maintaining client relationships with
existing and new clients, identifying new business opportunities, and ensuring
clients’ needs are met as per the client’s set expectations.
SNEGUGU NGCOBO
Finance Manager
Snegugu is a finance professional with extensive experience across the professional
services, commercial and legal sectors. She holds a Bachelor of Commerce in
Accounting from the University of KwaZulu-Natal and a Postgraduate Diploma in
Accounting from the University of South Africa (UNISA).
Her expertise includes financial management, revenue optimisation, cash-flow
management, asset management and risk management. Through her strategic and
analytical approach, she supports the firm’s financial sustainability, operational
efficiency and long-term growth.
In her role as Finance Team Manager at Ngcobo SN Inc., Snegugu oversees the firm’s
financial operations and contributes valuable commercial insight to its decision-making
processes. She is committed to delivering a high standard of service and continually
developing her knowledge to remain responsive to changes within the financial and
legal sectors
MABOKU ANDRIES PETJA
Attorney / Associate
Maboku Andries Petja is an Admitted Attorney of the High Court of South Africa and holds
a Bachelor of Laws (LLB) degree from the University of Limpopo.
He is a dedicated legal professional with extensive experience in property law,
conveyancing, deeds registration, and commercial legal practice.
He began his legal career at the Pretoria Deeds Office, where he was appointed as a
Junior Examiner before being promoted to Senior Examiner. During his tenure, he
developed extensive expertise in deeds registration procedures, title deed examination,
property transactions, and the legislative framework governing immovable property in
South Africa.
This experience provided him with a comprehensive understanding of the legal and
administrative processes that underpin the country’s property registration system.
Driven by his passion to practise law, Andries completed his articles of clerkship at Van
Rensburg Attorneys, where he gained valuable practical experience in conveyancing and
property law.
During this period, he developed a thorough understanding of property transfers, bond
registrations, subdivisions, consolidations, servitudes, township establishment, and
other land-related transactions, while advising clients on the legal requirements
associated with these matters.
THORISO MOKOENA
Conveyancer
Thoriso Mokoena is an Admitted Attorney of the High and Conveyancer who brings both
technical expertise and a warm, attentive approach to legal and property services.
Admitted as an attorney in 2021, Thoriso expanded into property law, becoming a
qualified conveyancer in 2023.
Understanding that property transactions often mark significant life milestones, Thoriso
guides clients through every stage with genuine care and clarity. Key areas of practice
include: Standard Property Sales: Smoothly guiding buyers and sellers through everyday
transfers.

Noxolo is an admitted Attorney of the High Court of South Africa and a valued member
of our property law team. She completed her LLB degree at the University of KwaZulu-
Natal in 2017 and was admitted as an attorney in 2023.
With over three years of focused experience in Property Law, Noxolo has developed a
strong passion for bond registrations. She has successfully attended to registrations for
five major banks, giving her an in-depth understanding of the end-to-end process and
the ability to navigate it with precision and efficiency.

Bongathini is a dedicated and highly skilled Conveyancing Professional who has been
in the field since 2019. With a strong commitment to excellence, she ensures that
every matter is handled with precision and completed efficiently. Her ability to build
and maintain lasting relationships with clients reflects her approachable and
professional nature.
Having gained valuable experience across various roles and industries, Bongathini
brings a versatile skill set to her work, making her an effective multitasker and problem
solver. She holds a Bachelor of Commerce degree in Human Resource Management,

SINENHLANHLA MBAMBO

Sinenhlanhla Mbambo is a Candidate Attorney at Ngcobo SN Inc Attorneys, with a

value. She holds an LLB degree from the University of KwaZulu-Natal (Howard College),
complemented by studies in Business Management and Development at GIBS and Law
at the University of Cape Town.
Her experience includes working across property transfers, bonds and estates, giving

Sibahle Fakude is a Candidate Attorney based in our Randburg office. She is
primarily involved in the firm’s Conveyancing Department and the Administration of

management.
Sibahle obtained her Bachelor of Laws (LLB) degree from the University of the
Witwatersrand. Her academic training and early practical experience have laid a
strong foundation for her growing legal career, particularly in property transfers and

Ntokozo Manyathi is a Junior Conveyancing Paralegal specialising in property

With nine years of dedicated experience as a Conveyancing Secretary, I offer an
experienced blend of legal expertise and administrative precision. I hold a Bachelor of
Business Administration (BBA), which allows me to blend legal technicality with a high-
level perspective on project management and operational workflow.
Throughout my career, I have become skilled in the end-to-end property transfer
process, from initial instruction to final registration. My background in business
administration allows me to approach conveyancing with a high degree of project
management skill, ensuring that deadlines are met, compliance is strong, and all
parties involved including clients, estate agents, and financial institutions receive
exceptional service.
I am dedicated to maintaining the highest standards of accuracy and efficiency,
consistently reducing turnaround times while navigating the complexities of property
law. My goal is to provide a seamless, stress-free experience for clients while
contributing to the operational success of a forward-thinking legal firm and hope to one

Samukelisiwe Happiness Sikakane serves as Personal Assistant to the Managing
Director, where she provides high-level executive support and contributes to the
effective coordination of daily operations. Her role requires strong organisational
ability, attention to detail, and the capacity to manage responsibilities within a fast-
paced professional environment.
She holds a Diploma in Law and is currently pursuing her LLB, equipping herself with
a solid legal foundation and a deeper understanding of the corporate and legal
landscape.
Samukelisiwe is intentional about her professional growth and is steadily building the

Sibusiso Wiseman Hadebe is a Legal Intern in the Mortgage Bonds Department at
Ngcobo SN Inc, with a keen interest in property law, conveyancing and property finance.
He holds a Bachelor of Social Science degree in Legal Studies and Forensics and is
currently completing his final year of the Bachelor of Laws degree at the University of
KwaZulu-Natal.
At Ngcobo SN Inc, Sibusiso assists attorneys and conveyancers with mortgage bond
registrations, FICA and regulatory compliance, conveyancing file management, Deeds
Office preparation, lodgement support, and the coordination of client and attorney
consultations. His experience has provided him with practical insight into the processes
underlying property transactions and the importance of accuracy, efficiency and
attention to detail in conveyancing practice.
Sibusiso has further developed his legal experience through his work with the South
African Society for Labour Law, where he has assisted attorneys with legal research,
case-law analysis, client consultations and litigation-related documentation.

Lizwe Mthethwa is an Administration Assistant/Intern and Driver, who graduated with
a BCom Business Management degree from the University of Pretoria. Not deterred
by a lack of legal background, Lizwe shows exceptional and ever-improving skills and
determination to constantly learn and grow as well as assisting the organisation where
